Our Process
The client is asked to provide a survey of the site or existing property to allow a clear analysis of the property’s potential and constraints.
We will discuss a variety of design ideas together, including material finishes, space organization, and views. Following this discussion, we will produce proposed sketch plans or perspective drawings.
An initial budget will be agreed upon, and a draft payment schedule provided that sets out dates and deliverables.
We offer the client value engineering, provide alternate methods and accompanying detail for budget/cost variations in order to configure the design in accordance with client preferences.
In this Phase we will review alternate design options, accompanied by a detailed report on the options’ impact on the original design.
In this Phase we will perform a land terrain contour survey and property line verification. This will allow for estimation of any terrain modifications needed for the design.
At the completion of this phase, the client will have a final design that ERACRA will be able to detail and draft into a set of construction documents.
Construction Documents include all the different disciplines your project requires including
We will prepare tender documents to guide contractors in bid preparation. These include a schedule of works, detailed demolition and construction drawings. A shortlist of four suitable contractors will be determined.
Costs Management to ensure adherence to the budget and master plan; providing regular updates on budget and timeline status, and reviewing any changes with the client for approval.
Punch list and move in; perform a final walk through, ensuring that the work has been completed to the client’s satisfaction.
